Real estate in Kolašin: investing in Montenegro's mountain resort in 2026

Kolašin real estate offers the highest average yields of our four regions, 7 to 9%, at €2,000 to €3,500 per square metre. The town lies below the Bjelasica range in northern Montenegro, where the Kolašin 1600 and Kolašin 1450 ski projects are turning a quiet mountain base into a destination for both winter and summer.

Why is Kolašin attracting property investors?

Three changes are driving demand:

  1. The Smokovac-Mateševo highway section has cut the drive from Podgorica from two hours to under 45 minutes, which brings the airport within easy reach
  2. New lifts and snowmaking are connecting the ski centres into more than 45 km of slopes
  3. Swissôtel Resort Kolašin opened beside the Kolašin 1600 slope in early 2024, with ski-in, ski-out access

The coast peaks in summer, but Kolašin fills twice a year: skiers in winter, hikers and national park visitors in summer. That second season sustains rental income across the year, and better access has already triggered a wave of residential and hotel development in the area. Our market analysis expects values to rise as the resorts grow towards the scale of regional competitors such as Bansko in Bulgaria and Kopaonik in Serbia.

What property can you buy in Kolašin?

  • Mountain suites and apartments, with high-end units from €150,000
  • Ski-in, ski-out condo-hotel units run by branded operators
  • Urbanized plots for chalets close to the lifts

An example listing describes a 1,850 m² development plot just 500 metres from the Kolašin 1600 lifts, with an approved Detailed Urban Plan for three chalets of up to 250 m² each. Our analysis of Kolašin ski resort property covers the resort projects and price levels in more depth.

Condo-hotel unit or your own chalet?

A condo-hotel unit is the passive route: the hotel operator handles marketing, housekeeping and maintenance, and owners share in the rental pool, usually 40 to 60% of net profit. A chalet you build or buy yourself keeps the full rental income and allows personal use whenever you want, but it needs a local manager or your own time.

How much capital does Kolašin require?

Kolašin is the most accessible of our four regions for a first purchase. Prices of €2,000 to €3,500 per square metre compare with €4,000 to €8,000 in the Bay of Kotor and €5,000 to more than €10,000 on Luštica, and premium mountain suites start at €150,000.

That example plot is listed at €490,000 with building rights for three houses, so land and permits for a small scheme cost less than a single seafront apartment in Tivat at the top of the market.

How does the wider north support demand?

Kolašin is the gateway to a region of national parks, glacial lakes and forests that draws visitors outside the ski season. Northern Montenegro has two UNESCO World Heritage sites and five national parks, among them Biogradska Gora, with one of Europe's last primeval rainforests around a glacial lake, Durmitor with the canyon of the Tara river, and Prokletije with its alpine peaks.

That landscape supports accommodation formats beyond apartments:

  • Eco-lodges and chalets in wood and stone, often with solar or geothermal energy
  • Glamping sites with dome tents and treehouses
  • Ethno villages that combine traditional stone cottages with organic farming

Eco-lodges and ethno villages pay a reduced VAT rate of 7% on accommodation, compared with the standard 21%. For an owner, this means a lodge or chalet near Kolašin can market to skiers in winter and to hikers and families in summer instead of relying on a single season.

Is a chalet scheme a good first development?

For many investors, yes. Land and apartments in Kolašin cost significantly less than coastal property, so a small chalet scheme needs less capital than a seafront project. Foreign buyers hold the plot through a Montenegrin company, and we handle design, permits and construction before handing over units ready to rent.

Planning status decides what a plot is worth. A parcel with an approved plan and a known number of chalets can be priced before purchase, together with the construction budget and the expected rental season, so the expected income is visible before the first payment.

What should you check before buying a mountain plot?

A mountain parcel is priced on what can be built and how guests will reach it. Before signing, confirm these points:

  • The Detailed Urban Plan and the number and size of buildings it allows
  • Ownership and encumbrances in the land register sheet (list nepokretnosti)
  • Road access in winter and the distance to the nearest lift
  • Water, electricity and sewage connections, or the cost of bringing them to the plot
  • The company that will hold the land, set up before the contract is signed
