Kotor Bay real estate: stone heritage homes and marina apartments in 2026
Kotor Bay is where Montenegro's oldest stone towns meet its busiest superyacht marina. Kotor Bay real estate trades at €4,000 to €8,000 per square metre with average yields of 5 to 7%, because buyers pay for a coastline that cannot be reproduced and summer visitors keep demand high. Tourism accounts for more than a quarter of the country's GDP, and the bay is one of the places where that spending is most visible.
Why invest in Kotor Bay property?
Scarcity and heritage protect value here. The bay's towns lie inside a UNESCO-protected landscape, first-line homes rarely come to market, and most visitors arrive in summer looking for a view of the water. That mix supports two sources of profit at once: seasonal rental income and long-term appreciation.
Tivat adds a different profile. Porto Montenegro, built around a 450-berth superyacht marina with the Regent Hotel on site, draws residents and yacht owners well beyond the peak months, and its marina homes report net yields of 5 to 7%.
Which property types can you buy in the Bay of Kotor?
Three kinds of asset shape the market, each with its own buyer:
- Restored stone captain's houses in Perast and the old towns, often on the waterline with a private stone pier (ponta)
- Marina apartments and penthouses in Tivat, from studios at around €350,000 to penthouses above €5,000,000
- Seafront villas with gardens for families who split the year between own use and rental
Marina units and penthouses are listed among our apartments for sale in Montenegro, together with city flats in Podgorica.
What does a stone house in Perast offer?
Perast is a small UNESCO-protected town of captains' palaces built along the water. One example listing on our site, an 18th-century palace, has 320 m² of living space, five bedrooms and four bathrooms, with exposed stone walls and wooden beams, underfloor heating, a private courtyard and a Mediterranean garden.
Its ponta on the waterline is a place to swim or to moor a small boat. Houses like this rarely change hands, and their value rests on authenticity as much as on floor area.
What do Porto Montenegro residences include?
The marina village combines contemporary waterfront buildings, designer boutiques, restaurants and the Regent Hotel. Developments such as Elena, Boka Place with SIRO by Kerzner International and the Regent Pool Club Residences set the premium end of the market. A three-bedroom penthouse of 280 m² there comes with a private rooftop pool, concierge and security around the clock, access to the owners' club and priority berthing rights.
How do you rent out a property in Kotor Bay?
Most owners choose between two models, and the choice decides how much time the property takes:
- Independent short-term rental through booking platforms, with full control over prices, personal use and interiors
- A local management agency, which typically charges 15 to 20% of gross revenue for check-ins, cleaning and guest service
- A condo-hotel unit run by a hotel brand, where owners usually receive 40 to 60% of the net rental pool profit
Short-term rental keeps the most income but needs active management; a condo-hotel unit is passive but shares more of the revenue with the operator.
How does buying off-plan in a new bay development work?
New marina and seafront buildings are often sold before completion, and the contract spreads payments across construction milestones instead of asking for the full price upfront. A typical schedule looks like this:
- Reservation deposit of €5,000 to €10,000 to take the unit off the market
- 30 to 40% on signing the main purchase agreement before the notary
- 20 to 30% when the structure and roof are complete
- The final 10% on handover of the keys, registration and the use permit (upotrebna dozvola)
Before the first payment, the building permit, the developer's ownership of the land and the utility connections should be confirmed. Reputable developers back payments with a bank guarantee, and the notarial contract should set penalties for delays beyond an agreed grace period, usually three to six months.
What should you check before buying a heritage house?
In the UNESCO-protected bay, renovation plans for old stone houses must be read against heritage protection rules, and older buildings often carry long ownership histories. Around the marinas, shared amenities and management agreements belong in the review.
Title, encumbrances and planning status should be confirmed before any deposit, and our Montenegro real estate due diligence covers each of these checks in Kotor, Perast and Tivat.
How do Kotor Bay yields compare with other regions?
At 5 to 7%, yields sit between Luštica's 4 to 6% and Podgorica's 6 to 8%. Income concentrates in the summer, while limited coastal supply supports the capital value of a first-line home. Investors who want rent every month often pair a bay property with a city apartment, or choose a marina unit in Tivat, where demand stays steadier through the year.
