Luštica Peninsula real estate: resort homes and seafront land in 2026

Luštica real estate sits at the top of Montenegro's price range, at €5,000 to more than €10,000 per square metre, with average yields of 4 to 6%. The peninsula closes the Bay of Kotor towards the open Adriatic, and most of its homes stand in master-planned communities with marinas, golf and private beaches. Porto Montenegro in Tivat is close by, so owners have a second, busier marina across the water.

What is Luštica Bay?

Luštica Bay is a resort town of about 690 hectares built around natural stone, green spaces and coastal trails. It includes the Chedi hotel, an 18-hole Gary Player signature golf course, private beaches and a quieter marina than Tivat's. The resort is divided into three neighborhoods:

  • Marina Village, set around the harbour
  • Centrale, the residential town centre, where one-bedroom apartments start at €280,000
  • The Peaks, with golf residences and villas that can exceed €3,000,000

Architecture follows the same rule throughout: traditional stone facades on the outside, modern interiors within. That consistency is part of what buyers pay for, because the whole resort keeps its character as it grows.

Why buy on Luštica rather than elsewhere on the coast?

Because the peninsula trades yield for long-term value. Rental income is highly seasonal, which explains the lower average yield, while low-density planning and full resort services support capital appreciation. Families who spend part of the year in Montenegro often prefer Luštica's calmer, family-oriented pace to the cosmopolitan marina life of Tivat.

Our comparison of luxury property in Porto Montenegro and Luštica Bay sets entry prices, amenities and yields side by side.

How do Luštica Bay prices compare with Porto Montenegro?

Luštica Bay is the slightly cheaper and quieter of the two marina resorts, while Porto Montenegro earns more steadily through the year. The figures below come from our comparison of both resorts:

ResortEntry priceTop of the marketNet rental yieldCharacter
Luštica BayOne-bedroom apartments from €280,000Golf villas above €3,000,0004 to 6%, highly seasonalRelaxed, family-oriented, golf and private beaches
Porto MontenegroStudios from about €350,000Penthouses above €5,000,0005 to 7%, with year-round demandCosmopolitan atmosphere, superyacht marina, boutiques and nightlife

Choose Luštica if privacy, golf and long-term appreciation in a low-density setting matter most; choose Tivat if you want yachting infrastructure and higher occupancy outside the summer.

What does a Luštica Bay villa look like?

An example listing for a contemporary villa shows the upper end of the market. It has 450 m² of living space on a hillside above the open sea, four bedrooms and five bathrooms, local stone facades and Italian finishes inside.

The master suite takes the whole top floor with its own terrace, and the lower level holds a cinema room, a wine cellar and a wellness area with a sauna. Outside are an infinity pool, landscaped gardens and direct access to a private beach, inside a community with a golf course.

Who buys on the peninsula?

Buyers on Luštica tend to fall into three groups, and each looks at a different part of the market:

  • Families who want a holiday home with space, privacy and resort services, and who rent it out only part of the year
  • Golf and sailing enthusiasts who choose a residence close to the course or the marina
  • Developers and investor groups looking for seafront land with building rights

Each group needs different checks: a resort home is judged on its management agreement, shared amenities and rental rules, while land is judged on its planning documents, access and utility connections.

Can you buy seafront development land on Luštica?

Yes, and that is what sets the peninsula apart from the old towns of the bay. An example listing describes a 4,200 m² seafront plot zoned for tourism and residential use under its Detailed Urban Plan (DUP), with direct road access and open views over the Adriatic.

Its construction coefficient of 0.8 allows up to 3,360 m² of gross building area, and high-voltage electricity, water and fibre already reach the boundary. Plots like this are listed with their building figures under land for sale in Montenegro.

How does a plot become a boutique resort?

Foreign buyers acquire land through a Montenegrin company, then move through design, building permits and construction. A seafront parcel of this size can carry a boutique resort, an apartment complex or a private estate with guest villas, so the use is decided before the purchase, when the feasibility study prices each option. The same study sets the construction budget, the sales or operating plan and the timeline.

Plan your Luštica purchase or project

Whether you want a finished villa in the resort or land to build on, we prepare the figures first: price, taxes, building rights and the rental season. Larger schemes run through our real estate development in Montenegro service, from feasibility study to handover.

When a plot is meant for a resort, we also prepare the operating plan: whether units are sold, let through a management company or kept in a hotel rental pool, and what each route means for income and timing.
